Top 10 Highest Priced North Shore Home Sales of 2012
This year’s top ten highest priced North Shore home sales ranged in price from $3,800,000 to $7,500,000. If you are looking for a luxury home, you may be able to find a (relative) bargain right now. The median selling price of $4,540,000 represented a 25% discount from the median price of $6,020,000 for the top ten homes sold back in 2006.
While Lake Forest had the highest number of upper bracket sales in 2011, Glencoe was the winner in 2012, with four top ten homes. Two of the top ten were in Winnetka, two were in Lake Forest and one each was in Highland Park and Evanston. Last year four of the top ten upper bracket sales were lakefront properties. This year eight of the homes were on the lake.

All of the formal rooms face the lake. The home also has a six car garage and a heated driveway.

North Shore Chicago’s Top 10 Highest Priced Home Sales of 2011
Anyone able to buy in the upper-bracket this past year got a pretty good deal, as top tier homes sold at a discount of 30-35% (or more) from prices at the height of the market. The ten North Shore homes that sold for the most money this past year ranged in price from $4,600,000 to $5,625,000, with an average sale price of $5,274,000. This year’s list includes three homes in Winnetka, one in Glencoe, one in Highland Park and five in Lake Forest. Four of them are lakefront properties. All of them are fabulous.
#10. 45 Lakewood Drive, Glencoe – $4,600,000
This lakefront home built in 1998 offers wonderful lake views from walls of windows. It has eighteen rooms and five bedrooms, one of which is a luxurious first floor master suite. Hopefully for the new owners the hefty tax bill of $182,000 will be appealed!

North Shore Lakefront Homes
North Shore Chicago lakefront homes are on sale! If you’ve dreamed of having your own little piece of paradise on the lake, now is the time to buy it. Never in recent memory have there been so many lakefront properties available as there are right now, and at steeply discounted prices compared to a few years ago.
Between Evanston and Lake Bluff there are 23 active listings on the lake, ranging in price from $2,5000,000 to $12,000,000. Like homes in every other price range, these lakefront homes have seen declines of 20-30% in value since the market peaked in 2006. In the case of these homes that translates to a price drop of a million dollars or more. The grandest and most expensive home is the Schweppe Mansion in Lake Forest, an English style brick home on 5.3 acres dating from 1917, but fully restored in the 1980′s.

John Hughes’ Lake Forest Mansion For Sale
The Lake Forest home of director, screenwriter and producer John Hughes has just been listed for sale by his widow.
Chicago’s North Shore was not only Hughes’ home but the location for many of his popular films:
